How Much Does A New Roof Cost?
How much does a new roof cost? This is a tough question to answer, because like most things with your home, you can find an option for just about every taste. I’ll try to answer this question by focusing on the most common types of roofing shingles and accessories. Prices will be loosely based on a typical 3000 sq. ft. or 30 square roof. Also keep in mind that Fowler Exteriors is located in Canton Ga, outside of Atlanta, so the labor, material, and dump fees may be much different wherever you are located.
How Much Do Shingles Cost
The most common types of shingles used today are Architectural shingles. Laminate (or Architectural) shingles have become a popular choice in North Georgia, as demand for more designer shingles has been discontinued. This type of roofing system is known for its superior quality compared to 3-tab shingles. While the installation cost may be slightly more expensive, going with laminate shingles will provide your home with greater durability and protection than other types of roofing materials. Over the past 15 years, laminate shingles have steadily been replacing 3-tab shingle systems across the region. This trend is expected to continue due to their superior features and long-lasting results.

Using a 3000 sq. ft. roof as a standard, 25yr 3-Tab shingles will cost anywhere between $5800.00-$6800.00 without upgrades – such as synthetic felt, ice and water shield, lead pipe boots and drip edge. Using the same 3000 sq. ft. roof, a roof with Lifetime Architectural shingles, will cost anywhere between $6600.00-$7900.00. These prices are just a guide and could change if your roof has multiple layers, steeper slopes, and other unforeseen problems. Roofing Options
Fowler Exteriors offers every quote with a base price that includes what’s required by most local building codes. Though the base option is a great roof, we include upgrade options for those who want to make sure they are getting the best roof possible. Often times roof replacements are paid for by insurance companies, because of hail or wind damage. Insurance companies will only pay to replace what is currently on the roof, so upgrades are not included in the insurance estimate.
Synthetic Underlayment
Synthetic underlayment is an upgrade to the base 15# asphalt felt that we offer with every roof replacement. Using the same roof above you should estimate around $250.00-$400.00 to upgrade your underlayment to premium roofing underlayment.
Ice and Water
Though Ice and Water is expected and required in northern states where ice dams are commonplace, most homes in Atlanta are not currently roofed with an ice and water barrier. Fowler Exteriors offers two upgrades when it comes to ice and water. The first option is Ice and Water in the valley. The base roof quote includes metal in all valleys, but we also offer Ice and Water as extra protection in one of the areas most prone to leaks. On average, you should estimate between $175.00-$300.00 to upgrade your valley flashing to Ice and Water. Another option we offer is Ice and Water along the rakes and eaves. Our base price only includes underlayment and starter shingles at the rakes and eaves. To add the extra protection of Ice and Water, you should estimate between $300.00-$450.00. Drip Edge
Some jurisdictions in the Atlanta area, such as Dunwoody and Sandy Springs, specifically require Drip Edge along the rakes and eaves of your roof. Again, using the roof above as a guide, it will cost approximately $300.00-$400.00 to add Drip Edge to the entire roofline. Read our article on why you might consider drip edge for your home here.
Lead Boots
While most roofers include plastic pipe boots with their roof quotes, we also offer lead boots as an upgrade where maintenance might be an issue. Skylights
Since insurance companies pay for most roofs we replace, we don’t typically include a price for replacing old skylights in our base price, as insurance companies will not pay for a skylight unless it’s damaged in the storm. However, we strongly suggest you have old skylights replaced when you are considering a new roof. Skylights are a common problem with roofing systems and upgrading your old skylights to premium Velux skylights will save you a lot of headache. A typical skylight and flashing kit will cost you around $400.00-$500.00 when replacing existing skylights.
